Werrington went up quickly in the seventies and eighties and the roofs all went on at once, which means they are all reaching the same age at the same time. Concrete interlocking tile does not usually crack, it wears. The surface goes, the tile takes up water, it gets heavier and more brittle, and then a frost or a foot in the wrong place finishes it off.

Underneath, the bitumen felt of that era has gone hard and torn at the eaves, and the ridges were bedded in sand and cement that is now crumbling out. Half the estate has the same three jobs waiting for it: tiles, ridge, and roofline. Doing them together on one scaffold is far cheaper than three separate visits.

Mortar bedding from the seventies has had forty years of frost. Rather than re-bedding it in the same stuff, a dry ridge system clips each tile down mechanically and does not need maintaining.
