Market Deeping splits neatly in two. The centre is older stone and brick with clay pantile roofs, and pantile is an unforgiving covering when the nibs break or the mortar bedding at verge and ridge crumbles, because one gone tile lets the wind under the row. Chimneys on those older properties are tall and often unlined, and the flaunching cracks long before anyone notices.

Out on the estates it is concrete interlocking tile from the seventies onwards, along with the guttering and fascias that came with it. Those roofs rarely fail all at once. They go one ridge, one verge and one length of gutter at a time, which is why so much of the work here is a re-roof on the old side of town and roofline work on the new side.

Can you match old clay pantiles?

Usually. Reclaimed pantiles are easy enough to source locally and we would rather blend salvaged ones into the front elevation and put new on the back than have a patch that shouts at you from the street.

My mortar verge keeps cracking off. Is there a better way?

Yes. Dry verge clips the tiles down mechanically instead of relying on sand and cement, and it does not crack in frost. On the older properties in the centre we usually re-bed in mortar to keep the look right.

How long does a re-roof on a typical Deeping semi take?

Three to five working days once scaffolding is up, weather permitting. We sheet over at the end of each day so the house is never left open.
