Flat roofs

About flat roofs

Most flat roofs fail for one of two reasons. Either the deck underneath has gone soft and nobody looked, or there is not enough fall on it so water sits in a puddle until it finds a way in. Laying a new covering over a wet deck buys you a year at best.

We lift the old covering, check the deck and replace the boards that need it, then set the falls properly before the new roof goes on. GRP, rubber or felt depending on the roof and how long you want it to last. Edge trims and outlets are done at the same time, because that is where most flat roofs let go.

What the job includes

  • Old covering lifted and the deck checked, not covered over
  • Soft or rotten boards replaced before anything is laid
  • Falls set so water runs to the outlet instead of sitting
  • GRP, rubber or felt, whichever suits the roof and the budget
  • New edge trims and outlets fitted as part of the job

Flat roof FAQs

How long does a flat roof last?

A good GRP or rubber roof should give you twenty years plus. Felt is cheaper and tends to be ten to fifteen. We will tell you what each one costs on your roof so you can decide.

Can you go over the old roof?

Only if the deck underneath is sound and dry, and we check before we say yes. If it is soft, going over it just hides the problem and you pay twice.

Is there a lot of mess and smell?

GRP has a strong smell for a day while it cures, so we warn you first. Rubber and felt do not. Everything is cleared and taken away when we finish.

Why does water sit on my flat roof?

Either the falls were never set right or the deck has sagged. Standing water is not normal and it will find a way in eventually. It is fixable when the covering is replaced.
