The Orton townships were built from the seventies on with a mix of house types, but they share a few habits. Shallow roof pitches, concrete tile, and a lot of small flat roofs over garages, porches and link sections between houses. Those small flat roofs are where almost all the trouble is, because they were felted cheaply and nobody ever looks at them.

The roofline is the other one. Timber fascias on the earlier phases have gone soft behind the gutter, and the plastic ones fitted as replacements in the nineties are now brittle themselves. The main tiled roofs are generally fine and only need individual tiles swapping where something has cracked one.

Water comes through where the garage joins the house. Why there?

That junction needs a proper flashing and an upstand under it. Nine times out of ten it was finished with a mortar fillet that has cracked, and the water walks straight down the wall.

Can you re-cover just the garage roof?

Yes, it is a common one day job. We strip the old felt, check the deck, replace any soft boards and lay a new covering with proper edge trims.

My roof pitch looks very shallow. Is that a problem?

Only if the tile was not rated for it, or if the underlay has failed. On a shallow pitch there is less help from gravity, so the felt underneath is doing real work and it matters more than on a steep roof.
